Anyone know where Jack London went? I liked reading up on his homesteading story in michigan.

I've neen looking at some property along the coast there (of lake michigan). Prices seem fairly low (saw a small gouse in east jordan for 5k) just wondering if anyone is familiar with the place.

I live in Northwest MI. Anywhere along the lake is nice. The lake moderates the weather although the lake effect snow can build up quite a bit. You'd be lucky to find any kind of a lot (no house) for 5 K. I'm no real estate expert, just going on old knowledge of the market. There won't be much work in the area except for seasonal at the ski resorts and handy man type stuff for the richies and elderly.

I just called about that house and the had a misprint. I must say Charlevoix looks real nice and so does Beaver Isand (I haven't been there since I was a kid) Ultimately I'm looking for a few acres with maple trees and possibly a house (but I park a trailer if need be) for under 10k. What are the taxes like up there?

It varies slightly by county, township and school district but not by much. You'll pay around 47 mills or $47 on the thousand of taxable value. Taxable value is set at 1/2 true cash value when the property is purchased. If your property is worth $100,000 then your yearly taxes will run 50 x 47 = $2350. If it is agricultural or it is your primary residence, then you can eliminate another 18 mills from the 47 mills or $1450. If you live right in a city or urban area then there may be special assessment or operating costs which will substantially raise your taxes.
