it's a small local farming bank, 2 offices, one by the lake where i live, 1 in a town of 900 people about 5 miles away. i'm completely mystified, as i don't even have a loan with them. ???

no dont sign that. Send it back (copy of) with a please explain and demand of evidence of an ACTUAL obligation.

Sounds like a fishing exercise quickly picked up by the switched on people at GSUS.

Does it say anything about you signing a declaration or something? Legally binding? Threat of perjury? My reply would be........ complicated but on target.

Send a convivial please explain OR if it is something more sinister there I would go it with a Affidavit using negative averment and requiring a "stipulated" response to each point in my affidavit..... under threat of perjury. Notarized for service tracking, non response. You want to see THE note, conveyancing that kind of thing. Sounds complicated but it's actually pretty straight forward. The main thing is tracking the documents and having a thrid party verify/witness the steps.

I think you could make some money out of this if you were inclined. We're talking fraud here. At the least you could make them pack their dacks and quickly leave you alone. Now packing your dacks appears to be a 'strain (australian) thing to say. hehe. Anyway you could have some fun with this if you were inclined.

It's the auditors confirm notice. Send it back or ignore it. They want to verify that a sample of loans are legit, and they picked you in the sample. No biggie. Burn the notice and sleep tight.

That is how they get your "wet ink" signature to make the MERS scam legit.

and there was a company that would sell forged documents showing a " legitimate" chain of title

don't sign anything.

If you have online access to it, check the county clerk of the courts website and see if the proper chain of custody paperwork exists. You may find the mortgage still recorded in the local banks name.

i can't imagine the loan's messed up. it's only 1 year old; they knew all about MERS by then. i tossed it. see what happens.

Its possible they may assume that their claim is valid if they don't get something to the contrary from you. just throwing it out there. It's an audit. They could make up any old shite.
