I strongly recommend "Race, the power of an illusion" , which I have watched last weekend, and interestingly funded by Ford Foundation. Id says that I believe this doc to be quite accurate for the most part (besides the fact that it doesnt say anything about the black slave traders.)
The 2 first 3rd parts of the doc are kinda disturbing, not because it speaks of whites associating the black as sub-humans but all other races too and establishes that there truly is a "american white agenda" determined to stay on top of society. Strangely the indians from India are considered as aryans and can escape discrimination. Go figure!
So now why housing market segregation? If you believe that areas like Harlem/Bronx in NY for example have always been black neighborhoods, that isnt true at all. They were areas for soldiers and their families right after WW2. Their living conditions were so bad that the gov came up with new housing mortgage incentives which helped revive the market and create the suburbia gold rush. So leaving towns for suburbia, soldiers' trashy houses we deemed good enough for blacks and other minorities.
Cheap credit was readily available for whites who got 98% of the loans. No jokes... 98%!! There also was a law forbidding to sell to blacks/minorities, arguing that there were hazardous to the housing market. So white neighborhoods were booming like never before when the law suddenly changed. As the first well educated blacks/minorities (with good salaries) began to move to suburbia (speaking of the 70's and 80s here), banks persuaded the whites to move out, buying their houses at deflated prices and reselling them to minorities at inflated prices... the rest is history. The same practices still are very common today and not so much about races anymore as whites are equally victims, but the "schemers" really used races at some point to further their pump and dump schemes. They create and destroy rich/poor areas whenever they see fit. Hence largely contributing to housing economic segregation
