it not theres so why would they give a shit , seen this with section8 housing they live there for a year then move to the next one after they trash the place . i know because i once rented one out . 6 pickup loads of trash . had to open windows for over a month before you could go in . how in the hell do people live like that

Charity must be dispensed very carefully and selectively. Some folk are in desperate shape because of bad luck and happenstance. Other folk are in bad shape because they are assholes, users and manipulators, and not very good at the latter.

Beeing a landlord isn't always what it's cracked up to be.
Tracy has to take some responsibility for this mess, by neglecting to check on her property periodically. It should have never gotten this far.
Tracy apparently wasn't knowledgable about being a landlord, otherwise she would have known she could have gotten access to view her home with a 24 hour notice.
A friend I knew used to rent section 8 homes. He told me when someone came to apply for the home, the first thing he would do, was walk to the car and look inside. His logic was, how they take care of their car is how they'll take care of your home. I'm sure it wasn't fool-proof, but makes sense.

wait till they trash the house and then call the housing inspectors! this happened to me 15 years ago and im still getting letters from them on property I sold 10 years ago!

its best to take pictures and have them sign them . plus the gov has to look at the house now before they will let you rent it out . sold that place also . i own nothing in the big shit hole now

i may be biased in the other direction.
i have a neighbor who is not Section 8. lazy as Hell. says he'll make a key for the well-house we share, but on the weekend.
i come back on the weekend, Sunday. hasn't done it yet. i come back Sunday afternoon. hasn't done it yet.
so i tell him i'll do it, i install a doorknob i bought new and give him a key. he blows a gasket.
there is a feud with another neighbor involved. that neighbor is friendly to me but super-nasty to the lazy neighbor, because of a feud that started about 10 years ago. i could write a book about this feud.
anyway, i wanted to protect the well house from vandalism, obviously a good move ... i thought.
AND ... lazy neighbor works in real estate. he is a property manager.
AND ... lazy neighbor hasn't paid his rent, to the widow of his late supposed best friend, for about 18 months.
i would take a conscientious Section 8 renter over this guy anyday.
the trick is judging conscientiousness.

Those who work on or have worked on rental property have seen these sort of thing many times before. However there was one abandoned rental unit that was an anomaly - the family left ALL their personal possessions inside, the place was neat and tidy, and it appeared they had just stepped out to run errands. It was like they were in the Federal Witness protection program and fled at a moment's notice.

To top it all off, Mr Gilbert would later mock Ms Jones – a breast cancer survivor – in a phone message by calling her "cancer tits".
I'm sure there were red flags going off before the rental agreement was signed.

always pay the rent on time. Usually 1+ rent cycle in front. Super tidy inside and out. Kudos from agents, valuers, tradies who come and visit this "rental property?".
This property may not be mine but it belongs to someone and they worked damn hard for it. I do some maintenance if it's basic because I have to stay home for anyone to come in and that costs me more per hour than just fixing myself. Possible issue for the landlord on deductables but hey. Less hassle me.
I feel for the woman. If she got talked into it by someone else then she should stop listening to them and yes landlording is hard yakka. no free lunch sit back and the money rolls in kind of thing.
I used to do home call work. I got out of it because I would get stressed about going to someones house. Sometimes I would be scared to touch anything or even sit down somewhere. I've realised that people can become blind to their mess and they just start living around it. I never accept food or drink from anyone when visiting with them. Period.

She's taking it a lot better than I would be for sure.
Something to think about is having a rental agreement instead of a lease. Gives the landlord a lot more power over the people renting. Also provide garbage pick up and landscape service and include it in the price of the rental. Most people renting will skimp on things like that so now they have no excuse. Another thing is to check/replace your ac filters yourself once a month, gives you access to to what things are looking like inside the place.
A friend of mine had a rental in the black part of town once. The city sent him a letter saying he needed to install window screens on the house. He paid a carpenter/contractor friend to build and install the screens on the wooden house built in the 1920's. The screens weren't on for a full week and we had a cold snap and the niggers ripped them down and burned them in the fireplace and then bitched that they didn't have screens in the windows, I am not kidding! Within an hour the niggers shit was relocated to the street via being thrown off the 2nd floor balcony by 10 bikers.
Oh, and don't rent to niggers.
